Hints for Marina Park Residents
January 2005

Marina Park is home to 224 families.  Everyone makes a difference in the quality of life here.  Help make our home neat & well kept.

Security and noise issues that require immediate attention should be reported to the guard on duty in the reception area at 619-234-5777.

Other problems may be reported to:

  • Katie Besek at Stratus Management, 619-233-0553 ext 302. 

  • Katie is on site Wednesdays from 10 am - 1 pm. 

  • Call ahead for an appointment to meet in the Marina Park HOA office located in the 850 building (opposite unit 419) on the 4th floor.

Minutes of the Homeowners Association & Committee Minutes are kept in a binder at the Lobby Desk.  They are always available for your review.

Here are some quick & simple "hints" that can help us keep Marian Park functioning well:

Inside the resident's unit:

  1. The units are constructed in "stacks" of four stories.  Water and pipes are common to all four of the units.  Any water leaks or signs of leaking in any area of the unit should be immediately reported to Stratus Management, 619-233-0553.  This is a high priority concern and will quickly be responded to by the Maintenance Supervisor.  Mold and mildew cannot develop unless an area is allowed to remain closed and damp for an extended period of time.  Adequate drying out and ventilation procedures will immediately be put in effect.

  2. Caulking around sinks, tubs and showers should be maintained in good condition.

  3. Garbage disposal use should be limited, and the disposal completely cleared after use.  Keep stringy vegetables such as celery, asparagus, and onionskins out of the disposal.

  4. It is the responsibility of the resident to have insurance to cover the possible liabilities inside the unit.  This includes water damage inside the unit or in adjoining units to the sides and below if the water leaks through the walls, the ceiling or backs up into the other unit.  The Association buys insurance to cover the common areas.

  5. All window coverings must be white on the side that faces out.

  6. Use drip pans under plants on balconies and patios and don't ever-water so that wooden parts of the balconies and patios get dry-rot.

  7. Nothing is to be hung over the railings of balconies or patios.

  8. Maintenance will turn off the gas in the fireplace in the springs and on in the fall.  Call Maintenance at 619-235-4676.  If you prefer to have San Diego Gas & Electric do this, call 1-800-411-7343.

  9. Check with the Architectural Committee before beginning any home improvement project to see if approval request form needs to be submitted.

Inside the buildings:

  1. Hall windows must be kept closed.

  2. Dogs must be on leashes until they are inside the resident's unit.

  3. It's important to take dogs outside in time for them to relieve themselves outside, not in the hallways nor in any Marina Park Common Area.

  4. Blue carts are for resident use only, not for use by contractors.  Return carts to the lower elevator lobbies as soon as you are through with them.

  5. Don't leave anything on the floor of the trash disposal rooms.  Anything too large to go down the chute should be taken to the trash rooms beside the elevators on the garage level.

  6. Trash should be bagged and the bags securely closed before it is put down the chute.
